PlexIntel — the data division of VanPlex

The intelligence layer for BC multiplex decisions

Before you buy a lot, fund a project, or set a housing policy: what gets filed, what gets built, and what actually pencils — measured lot by lot across BC's small-scale multi-unit market.

What the dataset holds today

Numbers, not adjectives. This is what exists right now.

205,047
BC lots scored

Every lot carries a PlexRank™ viability score: projected return on equity for a multiplex build under current zoning. Six cities covered.

600+
Vancouver multiplex permits tracked

Permit applications in the R1-1 zone tracked since October 2023. Multiplex became the dominant application type in 2024.

5
Cities with full cost models

Lot-by-lot build cost, unit count, and sale value models for Vancouver, Burnaby, Coquitlam, Richmond, and Kelowna.

Monthly

The builder behind the data

David Babakaiff has built homes in BC for 25 years and is principal of Alair Homes Vancouver, whose multiplex work earned HAVAN recognition in 2024. He co-founded VanPlex to put real build costs and real sale outcomes behind every number. PlexIntel subscribers get quarterly calls with David to pressure-test what the data says against what's happening on job sites.
