Everyone says they do multiplex now. Almost nobody can price one.

Bill 44 changed the rules on thousands of single-family lots in Metro Vancouver. Three years later the listings are full of the words "multiplex potential" and "builder alert", written by people who have never run the numbers on one.

That is the whole problem. An owner asks what their lot is worth to a builder, and the answer takes a proforma, a zoning check, and a read on what the finished units will sell for. A builder asks which of these 4,042 old houses is actually worth buying, and the answer is a short list, not a map. A buyer asks whether a presale fourplex unit is a good buy, and the answer needs comparable new-construction pricing that most agents do not have.

So the deals go to the few people who can answer. Right now those people are not distributed evenly across the region. Most areas have nobody.

What a Plex One does on a Tuesday morning

This is the loop the training builds. It is the same loop whether you are listing the lot, buying it, financing it, or selling the units at the other end.

1. Open the list, not the map

There are 4,042 active pre-1980 single-family listings in the region right now. Your area holds a small slice of that. PlexPro sorts your slice by projected return on equity and puts a PlexScore on each one, so the morning starts with a short list instead of a map.

2. Kill the ones that do not work

Frontage, lot width, setbacks, floor space ratio, protected trees, the lane. Most of the short list dies here, and it should die here rather than three weeks later. The training teaches the order of those checks, cheapest and fastest first.

3. Run the proforma on what survives

Land basis, hard cost, soft cost, levies, financing, sales cost, and the return on equity that falls out at the bottom. The exit price is not a guess: 1,391 new-construction multiplex and half-duplex units are listed across the region, and that is what you price the finished product against.

4. Check the zoning properly

Not "it looks like R1-1". The actual city record for that address. A wrong zone is a wrong deal, and it is the single most expensive mistake in this business. You learn where the authoritative record lives and how to read it.

5. Make the call with an answer in hand

You ring the owner, or the builder, or the buyer, and you already know the number. That is the whole difference between a Plex One and an agent who wrote "builder alert" in the remarks.

Is this just a training course?

No, and the training is the smallest part of it. You get the full VanPlex platform, which is a PlexPro account: unlimited Vancouver proformas, the PlexScore on every listing, the ability to filter and sort the whole search by projected return on equity, branded PDF exports, the calculator widget for your own site, and a custom landing page on vanplex.ca. You get owner and buyer inquiries from the areas you cover routed to you. You get the presale and new-construction inventory to sell from. October 28 exists so that all of that is worth something in your hands, because a proforma model and a lead list are wasted on someone who cannot read either.

What does Plex One cost?

There is a fee, and we go through it on the call rather than putting a number on this page. The reason is that the fee is only one side of the arithmetic. The other side is a PlexPro account, which lists at $999 a month on the yearly plan and $1,100 a month with no commitment, plus lead routing in the areas you cover. We would rather show you both halves together, with your market and your numbers in front of us, than have you judge one half in isolation. If it does not make sense for you after that call, you say no and nothing happens.

How does the lead routing work?

You tell us the areas you cover, and owner and buyer inquiries that come to VanPlex from those areas get routed to you. Vancouver alone holds 748 of the 1,005 multiplex projects we track and Burnaby holds another 214, so it helps to be specific rather than saying the whole region. Response time matters more than anything else here: an inquiry that sits for two days is a wasted inquiry, and we watch that.

Who actually teaches it?

Working professionals, one per block, rather than one trainer covering everything. The land block is led by someone who buys multiplex lots for their own account. The build block is led by a builder who has finished multiplex projects in this market. The block on what sells is led by an agent selling multiplex and presale units right now. I am a builder, not an agent. Is half of this useless to me?

No, and the two blocks most builders say they wanted are the ones about the other side of the deal. One is on what has been selling and what has been sitting: unit mix, size, layout, parking, outdoor space and finish level, and where buyers stop caring. The other is the build block itself, led by someone who has delivered these projects and can tell you which decisions are cheap on paper and expensive on site. Knowing what sells before you draw it is worth more to a builder than anything on the sales side.

Do I need to be a licensed REALTOR®?

No. The cohort is open to licensed REALTORS®, builders and developers, investors buying for their own account, and mortgage brokers. The lot analysis, the proforma, and the zoning work are the same for all four. Lead routing is where it differs, and we set that up to match what you are actually licensed and able to do.

Where is it, and how long is the day?

In person, in Vancouver, on Wednesday October 28, 2026. It is one full day with the room, the data, and the model in front of you. We send the exact address, the start and finish times, and the parking and transit details to accepted applicants once your seat is confirmed.

Why is this an application instead of a ticket I can just buy?

Two reasons. The room is small and the day is hands-on, so a seat only works for someone who already sells or builds here and can keep up. And once you are certified we put our name on you and send you real inquiries, which we are not willing to do for whoever happened to click first. Reading applications is how we avoid both problems.

What happens after I apply?

We read every application and reply either way. If the fit looks right, we book a call to go through the fee, what is included, the areas you cover, and what we expect from you. If we are not moving forward, we say so and tell you why, so you are not left waiting.

What if I cannot make October 28?

Apply anyway. October 28 is one cohort rather than the last one, and the seats for a given date are limited and go before the date arrives. Applying now puts you in front of us for the next one, and if something opens up on the 28th you are already reviewed and ready to take it.
