A dash means fewer than four active listings, which is too few to publish a figure for. Rows with four to seven listings show a range instead of a median.
The spread, stated plainly
Vancouver sits at $1,120 per square foot with a median home of 1,527 sq ft. Chilliwack sits at $409 with a median home of 1,660 sq ft. Same product type, same two-year build window, and roughly 174 % more per square foot at the top end. That gap is what the rest of this hub takes apart.

Common questions
What does a newly built townhouse cost in Metro Vancouver?
The median list price across all 1,461 active newly built ground-oriented homes is $1,338,800. That covers townhouses, half duplexes, and row houses built in the last two years. The figure moves a great deal by city: Vancouver sits at $1,698,000 while Chilliwack sits at $689,900.
Why do you use price per square foot instead of just price?
Because list price alone hides the size difference. A home in Surrey and a home in Vancouver at the same price are usually not the same home. Price per square foot lets you compare the two directly, and the gap it exposes is often larger than the price gap.
Is GST included in these prices?
No. These are list prices. On the active set, 1,027 listings state that GST is not included, 46 state that it is, and 388 do not say. On a new home GST is normally added on top of the list price, so budget for it and confirm it in the contract.
How current are these numbers?
They were measured on 25 September 2026 against active MLS® listings and are recalculated every time the site is rebuilt. They describe what is on the market now, not what has sold.
Do these prices include condos or detached houses?
No. The scope is deliberately narrow: townhouses, half duplexes, and row houses, all built in the last two years. Condos and detached houses behave differently on price per square foot and mixing them in would make every figure less useful.
Which Metro Vancouver city has the cheapest newly built homes per square foot?
Chilliwack carries the lowest median price per square foot in this set at $409, against $1,120 in Vancouver at the top end. Only cities with enough active listings to produce a reliable median are ranked, so smaller markets with a handful of listings are excluded from the two ends of that range.
How much finished space does a newly built home in Metro Vancouver actually give you?
The median newly built townhouse, half duplex, or row house in this set offers 1,617 sq ft of finished space at $805 per square foot. Size is the variable that moves most between cities, which is why two homes at the same list price in different cities are usually not the same size of home.
How many cities does this Metro Vancouver home price data cover?
This page groups the 1,461 active listings into 22 cities across Metro Vancouver and the Fraser Valley. Cities with their own dedicated price page are linked directly from the table, and the rest appear in the table without a link because their listing count is too small to support a full page of their own.
