How prices work in Burnaby

The mix here leans toward half duplexes on rebuilt single family lots rather than townhouse complexes, which is why the median size is so high. Forest Glen, Sperling-Duthie, East Burnaby, and Central Burnaby are all half duplex neighbourhoods, and the homes come out considerably larger than a Vancouver equivalent because the lots are wider.

Strata fees are among the lowest of the high-volume cities, and that follows directly from the product. A half duplex strata of two owners has almost nothing to maintain in common, so there is very little to fund.

Freehold non-strata homes are more available here than in Vancouver or Richmond. That is worth knowing if you want to avoid a strata entirely, because the region does not offer many places where new ground-oriented homes are built that way.

Metrotown, Highgate, and Edmonds behave differently from the rest of the city. They are closer to SkyTrain, more townhouse-oriented, and price on transit access rather than on lot size.

Price per square foot by neighbourhood

Most expensive first. Only neighbourhoods with four or more active listings appear, because below that a single home moves the figure enough to mislead.

A dash means fewer than four active listings, which is too few to publish a figure for. Rows with four to seven listings show a range instead of a median.

What a table cannot tell you

  • → Median home size here is the highest in the region among cities with real volume.
  • → Half duplexes dominate several of the busiest neighbourhoods, so expect a shared wall and one neighbour rather than a complex.
  • → Check the SkyTrain distance on the specific listing. Burnaby spans a lot of ground and access varies sharply.
  • → Burnaby is hilly. A home on a slope can mean a walk-out lower level, which changes both the usable space and the entry arrangement.

Common questions

What does a newly built townhouse cost in Burnaby?

The median list price across 138 active newly built ground-oriented listings in Burnaby is $1,599,000, at $719 per square foot for a median 2,279 sq ft. The figure covers townhouses, half duplexes, and row houses built in the last two years.

Why are Burnaby homes so much bigger than Vancouver homes?

Wider lots and a stock that leans toward half duplexes on rebuilt single family land. A Burnaby lot gives a builder more width to work with than a 33 foot Vancouver lot does, so the floor plates come out larger.

Is Burnaby cheaper than Vancouver?

On total price the two are closer than most buyers expect. On price per square foot Burnaby is meaningfully cheaper, because the homes are larger. The comparison you want is per square foot, not the headline price.

Can I find a home with no strata in Burnaby?

More easily than in Vancouver or Richmond. A meaningful share of the active Burnaby listings are freehold non-strata. Confirm the ownership type on the specific listing, since half duplexes here come both ways.

Which Burnaby neighbourhoods have the most half duplex listings?

Forest Glen, Sperling-Duthie, East Burnaby, and Central Burnaby carry the most half duplex inventory. Homes in these areas come out larger than a Vancouver half duplex because Burnaby lots are wider, and strata fees run low since a two-owner half duplex has little shared property to maintain.

Are Metrotown and Highgate priced differently from the rest of Burnaby?

Yes. Metrotown, Highgate, and Edmonds sit closer to SkyTrain and lean more toward townhouses than half duplexes, so they price on transit access rather than on lot size. That puts them on a different curve from Forest Glen or East Burnaby, even though all are part of the same city.

Which Burnaby neighbourhood is cheapest per square foot?

Upper Deer Lake, at $586 per square foot across 5 active listings. The most expensive is Vancouver Heights at $833.

How often are these numbers updated?

They are recalculated from active MLS® listings every time the site is rebuilt, and were last measured on 2026-09-25. They describe what is on the market now rather than what has sold.
