How prices work in Coquitlam

Burke Mountain carries the most active listings and is almost entirely townhouses in newer complexes. It is family-oriented, high on the hillside, and the furthest of the two from rapid transit. The homes tend to be larger and the price per square foot lower.

Coquitlam West runs a close second on inventory and is the opposite proposition: closer to Lougheed and Burquitlam, denser, smaller homes, and a noticeably higher price per square foot. You are paying for the SkyTrain, and the numbers show exactly how much.

Maillardville is the half duplex pocket. It is an established neighbourhood being rebuilt lot by lot rather than developed as complexes, so the product looks more like east Vancouver than like the rest of Coquitlam.

The gap between Burke Mountain and Coquitlam West per square foot is one of the cleanest illustrations in the region of what transit access costs, because both are in the same city, built in the same window, in the same product type.

Price per square foot by neighbourhood

Most expensive first. Only neighbourhoods with four or more active listings appear, because below that a single home moves the figure enough to mislead.

  • Coquitlam West 32 listings $829
  • Maillardville 20 listings $765
  • Central Coquitlam 4 listings $726
  • Scott Creek 4 listings $725
  • Burke Mountain 32 listings $679

Coquitlam West Coquitlam 32 $1,064,900 $829 1,244 31 / 1
Maillardville Coquitlam 20 $1,254,500 $765 1,572 1 / 19
Central Coquitlam Coquitlam 4 $1,213,540 to $1,317,200 $622 to $812 1,796 0 / 4
Scott Creek Coquitlam 4 $975,900 to $1,183,900 $668 to $761 1,351 4 / 0
Burke Mountain Coquitlam 32 $1,124,900 $679 1,576 31 / 1

A dash means fewer than four active listings, which is too few to publish a figure for. Rows with four to seven listings show a range instead of a median.

What a table cannot tell you

  • → Burke Mountain is a genuine hillside. Check the grade at the specific address and how the driveway works in winter.
  • → Coquitlam West prices on SkyTrain proximity. Confirm the actual walking distance rather than the neighbourhood name.
  • → Maillardville is half duplex territory, so expect a shared wall and a small strata rather than a complex.
  • → Two parking spaces are more common here than in Vancouver, which matters on the hillside where transit is thinner.

Common questions

What does a newly built townhouse cost in Coquitlam?

The median list price across 95 active newly built ground-oriented listings in Coquitlam is $1,198,000, at $758 per square foot for a median 1,510 sq ft. The figure covers townhouses, half duplexes, and row houses built in the last two years.

Burke Mountain or Coquitlam West?

Burke Mountain gives you more space per dollar and a family-oriented suburban setting up the hill. Coquitlam West gives you SkyTrain access at a higher price per square foot in a smaller home. Both have plenty of active listings, so it is a genuine choice rather than a theoretical one.

How much does being near SkyTrain cost in Coquitlam?

Compare the price per square foot figures for Coquitlam West and Burke Mountain in the table on this page. The difference between them is close to a clean measurement of it, because the two areas are otherwise similar in product type and build vintage.

Is Coquitlam cheaper than Burnaby?

On price per square foot, yes, and the gap is meaningful. The homes are broadly comparable in size. The difference is distance from the core and the density of transit around them.

What is Maillardville, and how is it different from the rest of Coquitlam?

Maillardville is Coquitlam's half duplex pocket. Unlike Burke Mountain and Coquitlam West, which are built as townhouse complexes, Maillardville is an established neighbourhood being rebuilt one lot at a time. That makes its housing stock look closer to east Vancouver than to the rest of Coquitlam.

Does Coquitlam need two parking spaces per home?

Two parking spaces are more common in Coquitlam than in Vancouver, which matters most on the Burke Mountain hillside where transit is thinner. Check the specific listing for the actual parking count, since it varies between Burke Mountain, Coquitlam West, and Maillardville.

Which Coquitlam neighbourhood is cheapest per square foot?
