New ground-oriented home prices in Vancouver
Vancouver has more newly built ground-oriented homes on the market than any other city in the region, and the widest internal price spread. A home in Renfrew and a home in Kitsilano are the same product built in the same two years, and they are not remotely the same price.

How prices work in Vancouver
The city splits cleanly in two. The east side neighbourhoods, Renfrew, Fraser Street, Knight, Killarney, Collingwood, and Hastings Sunrise, are where the multiplex and duplex rules did the most work, and they carry the bulk of the half duplex stock. The west side, Kitsilano, Dunbar, Point Grey, Kerrisdale, Arbutus, and Shaughnessy, prices at a completely different level for a home of similar size.
The half duplex is the defining product here. In several east side neighbourhoods it accounts for the large majority of active listings, because the way new ground-oriented housing gets built in Vancouver is by replacing one single family house with two homes. That means an established street, a narrow lot, and usually three storeys with the bedrooms upstairs.
Cambie and South Cambie are the exception to the east and west split. Both are townhouse-dominated rather than half duplex, because the Cambie Corridor plan allowed larger assembled sites along the Canada Line. That is why the price per square foot there behaves more like a transit corridor than like the surrounding blocks.
Homes here are smaller than anywhere else in the region. A 33 foot lot leaves very little width, so the floor plates are tight and the buildings go up rather than out. Buyers moving in from the suburbs consistently underestimate how much that changes daily life.

What a table cannot tell you
- → Expect three storeys and a staircase between the kitchen and the bedrooms in most of the east side stock.
- → Many half duplexes here are a strata of two owners rather than freehold, which is a very different arrangement from a townhouse complex.
- → One parking space is common. Two is a genuine feature worth checking on the specific listing.
- → Vancouver charges an empty homes tax on top of the provincial speculation and vacancy tax, which matters if the home will not be your principal residence.

Why are Vancouver homes so much smaller than Surrey homes?
Lot width. A standard Vancouver residential lot is 33 feet across, and half of that is what each side of a duplex gets. Suburban lots are far wider, so the same money buys floor area instead of paying for land. The size gap between the two cities is one of the largest differences in the whole dataset.
Is the east side better value than the west side?
On price per square foot, substantially. Whether it is better value depends on what you want from the location, which is not something a price table can settle. What is clear is that the two halves of the city are separate markets that happen to share a name.
What is a half duplex in Vancouver?
One of the two homes created when a single family house is replaced by a side-by-side or front-and-back pair. You own your half, usually through a strata with one other owner, and you share a wall. It is the most common newly built ground-oriented home in the city.
Why do Cambie and South Cambie price differently from other Vancouver neighbourhoods?
Cambie and South Cambie sell mostly townhouses, not half duplexes, because the Cambie Corridor plan allowed larger assembled sites along the Canada Line. That builds bigger complexes instead of one-off lot replacements, so price per square foot there tracks transit access more than it tracks the east-west split seen in the rest of Vancouver.
Does a Vancouver half duplex come with an empty homes tax?
Vancouver charges its own empty homes tax on top of the provincial speculation and vacancy tax. This applies to any home in the city, including a half duplex, that is not your principal residence and does not qualify for an exemption. Check both taxes before buying if the home will not be lived in full time.
