New ground-oriented home prices in Langley
Langley is the most concentrated market in the region. The overwhelming majority of its newly built ground-oriented listings sit in a single neighbourhood, Willoughby Heights, which makes it unusually easy to compare like with like.

How prices work in Langley
Willoughby Heights is where more or less all of it is. It is one of the largest sustained townhouse build-outs in the province, and the effect on the data is stark: one neighbourhood carries almost the whole city, so the Langley median and the Willoughby median are nearly the same number.
That concentration is genuinely useful when you are buying. With that many active listings in one area, comparable homes are easy to find, which makes it much easier to tell whether a price is reasonable. Thin markets do not give you that.
Four bedroom homes are unusually well represented, and the median home is well above the regional median size. Combined with a price per square foot far below the core, this is one of the clearest space-for-money propositions in the region.
Langley City is a separate and much smaller market from Willoughby Heights. It is closer to the future SkyTrain terminus and behaves differently on price, so do not treat the two as one place.
Price per square foot by neighbourhood
Most expensive first. Only neighbourhoods with four or more active listings appear, because below that a single home moves the figure enough to mislead.
- Willoughby Heights 80 listings $562
- Langley City 5 listings $535

| Langley City | Langley | 5 | $723,900 to $1,219,599 | $457 to $698 | 1,364 | 4 / 0 |
A dash means fewer than four active listings, which is too few to publish a figure for. Rows with four to seven listings show a range instead of a median.
What a table cannot tell you
- → Almost everything is a strata townhouse in a complex, so the monthly fee is part of the budget from day one.
- → Strata fees run below the regional median, which reflects newer complexes with fewer amenities.
- → The SkyTrain extension along Fraser Highway will reach Langley City, not Willoughby Heights. Check the specific address against the planned alignment.
- → The volume of similar homes cuts both ways. It is easy to compare, and it means you are one of many sellers when you come to sell.

Common questions
What does a newly built townhouse cost in Langley?
The median list price across 91 active newly built ground-oriented listings in Langley is $969,800, at $563 per square foot for a median 1,697 sq ft. The figure covers townhouses, half duplexes, and row houses built in the last two years.
Why is almost all of Langley in one neighbourhood?
Willoughby Heights was planned and rezoned for sustained townhouse development, and builders have been delivering there for years. The result is that the city's newly built ground-oriented inventory is concentrated in a way no other city in the region matches.
Is Langley good value?
On finished space per dollar it is among the strongest in the region, with a median home well above the regional median size at a price per square foot well below it. The cost is distance, and the SkyTrain extension does not run to Willoughby Heights.
Will SkyTrain change Langley prices?
The extension along Fraser Highway is planned to reach Langley City. What that does to prices is not something this page can measure, and any page that tells you a number is guessing. What we can say is that Langley City and Willoughby Heights are different markets and the line reaches one of them.
Is Langley good for a four bedroom home?
Yes. Four bedroom homes are unusually well represented in Langley, and the median home size is well above the regional median. Paired with a price per square foot far below the core, this makes Willoughby Heights one of the strongest space-for-money options in the region for a buyer who needs a fourth bedroom.
Are Langley strata fees high?
No. Langley strata fees run below the regional median, which reflects newer complexes with fewer shared amenities than older buildings closer to the core. Budget for the fee from the start, since almost every newly built ground-oriented home here is a strata townhouse in a complex.
Which Langley neighbourhood is cheapest per square foot?
Langley City, at $535 per square foot across 5 active listings. The most expensive is Willoughby Heights at $562.
How often are these numbers updated?
They are recalculated from active MLS® listings every time the site is rebuilt, and were last measured on 2026-09-25. They describe what is on the market now rather than what has sold.
