A new home comes with warranty coverage, current building code, current energy standards, and no deferred maintenance. It also attracts GST, which a used home does not. This site measures only newly built homes, so it cannot publish a resale price comparison.

What new gives you
Warranty coverage under the 2-5-10 framework, which a home past those periods does not have at all. Construction to the current building code rather than the code of an earlier era. Current energy standards, which show up in the monthly heating bill.
And no deferred maintenance. The roof, the windows, the plumbing, and the heating are all at the beginning of their life rather than somewhere in it.
What it costs extra
GST at five percent, which does not apply to a used residential home. On a new home that is a substantial sum, though the first-time buyers' rebate can remove it entirely below a threshold.
Against that, the newly built home property transfer tax exemption is available on a new home and can remove that tax entirely, which partially offsets the GST.
Why there is no price comparison here
This site's data covers homes built in the last two years and nothing else. There is no resale figure in it to compare against.
Publishing a new-versus-resale price gap would mean inventing a number, and that would undermine every measured figure elsewhere on the site. What we can measure and do publish is what the new-build premium buys.
Common questions
Is a new home worth the premium over resale?
It depends on what the older home needs. A new home has no deferred maintenance and carries warranty coverage; an older one may cost less on the day and considerably more over a decade. This site cannot give you a price gap because its data covers only newly built homes.
Do I pay GST on a resale home?
No. GST applies to newly built homes, not to used residential ones. That is a real cost difference, though the first-time buyers' GST rebate can remove it entirely below a threshold if you qualify.
Why does this page not compare prices?
Because our data is newly built homes only, so there is no resale figure in it. Publishing a comparison would mean inventing a number, which would make every other measured figure on the site less trustworthy.
