A half duplex typically comes with one or two spaces, often in a lane-accessed garage. Which unit gets what, and how a shared driveway works, should be registered rather than assumed. A second space is one of the least negotiable things in a home, so establish it early.

How parking usually works

Where there is a lane, parking is generally at the back, in a garage or a pad, and each unit has its own. Where there is no lane, both homes park off the street at the front, which is where shared driveways come from.

A shared driveway is workable and it needs an agreement. Who can block whom, who clears snow, and who repairs it are all questions that are easy to answer before you buy and unpleasant to answer afterwards.

Why a second space is hard to add

Almost everything else about a home is negotiable against something else. Parking is not: the space either physically exists or it does not, and creating one means construction, permits, and usually strata consent.

So if your household runs two cars, treat parking as a filter rather than a preference, and apply it at the start of the search instead of at the end.

What to confirm

Get parking allocation from the Form B or the strata plan, not from what the current owner does.

  • How many spaces are allocated to the specific unit, in writing
  • Whether the garage is part of the unit or common property with exclusive use
  • How a shared driveway is governed, if there is one
  • Whether there is capacity and permission to add EV charging
