Why the number is higher than people expect

The comparison most buyers make is against a townhouse, and they expect the half duplex to be cheaper. It is not, and the reason is land rather than building.

Half duplexes replace houses on established residential streets. Townhouse complexes go on assembled sites where the land cost divides across many more homes. Same construction, very different ground underneath.

Where they actually are

Vancouver's east side carries the largest concentration, with Renfrew, Fraser Street, Knight, Grandview-Woodland, and Main all dominated by this product. Burnaby follows, and its wider lots produce noticeably larger homes.

Richmond has almost none. If a half duplex is specifically what you want, that narrows the geography considerably, and it is worth knowing before you spend months looking in the wrong city.

How to compare properly

Compare inside a neighbourhood, not across the region. A half duplex in Kitsilano and one in Mission are the same product on completely different land, and a regional median tells you almost nothing useful about either.

Price per square foot is the tool for this, because it strips out the size difference that list price hides.
