Wider lots, larger homes
The single biggest difference from Vancouver is lot width. A builder with more width delivers a larger floor plate, and Burnaby's median newly built ground-oriented home is the largest of any city in the region.
That also means the homes feel different to live in. More of the living space can sit on one floor, which matters more than square footage alone suggests.
More freehold than elsewhere
Freehold non-strata homes are more available in Burnaby than in Vancouver or Richmond. If avoiding a strata entirely is a priority, this is one of the few places close to the core where that is realistic.

The city is large and varies
Forest Glen, Sperling-Duthie, East Burnaby, and Central Burnaby are the half duplex neighbourhoods. Metrotown, Highgate, and Edmonds behave differently, closer to SkyTrain and leaning townhouse.
Burnaby is also genuinely hilly. A home on a slope often means a walk-out lower level, which changes both usable space and how you enter the home.
