Why the homes are tall and narrow

A standard Vancouver residential lot is thirty-three feet wide. Split between two homes, that leaves very little width to work with, so the buildings go up rather than out.

Three storeys with bedrooms upstairs is the norm. Buyers moving in from the suburbs consistently underestimate how much a staircase between the kitchen and the bedrooms changes daily life, and it is worth walking one before deciding.

East side and west side are separate markets

The east side, meaning Renfrew, Fraser Street, Knight, Killarney, Collingwood, and Grandview-Woodland, is where most of the inventory sits and where the price per square foot is far lower.

The west side, meaning Kitsilano, Dunbar, Point Grey, Kerrisdale, and Arbutus, is the same product type on land costing two to three times as much. The homes are not meaningfully larger.

What to check in this city specifically

Whether you are buying the front or back half, which on a narrow deep lot changes light and outdoor space substantially.

Parking, which is tighter here than anywhere else in the region, and whether the home has a lane and a garage.

Why are Vancouver half duplexes smaller than suburban ones?

Lot width. A thirty-three foot Vancouver lot split between two homes leaves a narrow footprint, so the buildings go up. Burnaby and the suburbs have wider lots, which is why their homes come out larger for the same product type.

Is the east side better value?

On price per square foot, substantially, and the two halves of the city are effectively separate markets. Whether it is better value depends on what you want from the location, which is not something a price table settles.
