A thinner market

There is far less newly built ground-oriented housing here than in Vancouver or Burnaby, which means fewer comparable sales to price against and generally slower movement in both directions.

That is worth factoring in on both sides of the transaction. Thin markets are harder to price confidently when buying and harder to exit quickly when selling.

The fees are the highest in the region

Bridges decide the commute

There is no SkyTrain on the North Shore. The SeaBus runs from Lonsdale Quay to Waterfront and connects to the Expo and Canada lines, which makes Lower Lonsdale genuinely well connected.

Everywhere else relies on buses and bridges, and the bridges are why travel time here is far less predictable than distance suggests. Test the actual commute at the hour you would make it.
