Strata Fee Split Calculator
Enter the size of each unit and the yearly operating budget. The calculator adds the contingency reserve fund contribution and splits the total the way section 99 of the Strata Property Act does: by unit entitlement. The starting numbers are an example only.
Habitable area of each unit (square metres)
Habitable area leaves out patios, balconies, garages, parking and storage (Regulation s.14.2). The surveyor rounds each area to a whole number.
| Unit | Entitlement | Share | Per year | Per month |
|---|---|---|---|---|
| Unit 1 | 95 | 27.14% | $3,582.86 | $298.57 |
| Unit 2 | 95 | 27.14% | $3,582.86 | $298.57 |
| Unit 3 | 80 | 22.86% | $3,017.14 | $251.43 |
| Unit 4 | 80 | 22.86% | $3,017.14 | $251.43 |
Each owner pays the total times their unit entitlement divided by the total unit entitlement (Strata Property Act s.99). A unanimous resolution filed at the Land Title Office can set a different formula (s.100).

Why the entitlement choice matters
Unit entitlement is set on the strata plan before the first unit sells. If the units differ in size and the entitlement is the same for every lot, the smaller units pay the same share as the larger ones every year. Changing it later needs a unanimous vote, a new Schedule of Unit Entitlement and the Superintendent of Real Estate's approval (s.261). Switch the calculator between the two methods to see the difference for your building. The unit entitlement guide covers each method.
Questions
How are strata fees split between owners in BC? +
By unit entitlement. Each owner pays the total budgeted contribution times their lot's unit entitlement divided by the total unit entitlement of all lots (Strata Property Act s.99). A different formula needs a unanimous resolution filed at the Land Title Office (s.100).
How is unit entitlement calculated? +
For a residential lot, the owner developer picks one of three bases on the Schedule of Unit Entitlement (Form V): habitable area in square metres set by a BC land surveyor and rounded to a whole number, a whole number that is the same for every residential lot, or a number the Superintendent of Real Estate approves (s.246).
What counts as habitable area? +
The floor area of the strata lot. It leaves out patios, balconies, garages, parking stalls and storage areas other than closets (Strata Property Regulation s.14.2).
How much must go into the contingency reserve fund? +
At least 10% of the operating fund budget each year, at every size of strata (Strata Property Regulation s.6.1, in force since November 1, 2023). The old rule that let contributions drop once the fund reached 25% no longer applies.
How much should strata fees be? +
There is no legal amount. The owners approve a budget by majority vote at the AGM, and the fees are that budget split by unit entitlement. Insurance, repairs, utilities for common areas and the reserve fund contribution are the usual lines. No public source reports average fees for small multiplex stratas.
Can strata fees go up? +
Yes. Fees change when the owners approve a new budget. If a budget is not approved, fees continue at the old rate until a new budget passes at a special meeting (Strata Property Act s.103 and s.104).
