Strata Vote Calculator
The Strata Property Act has four kinds of vote, and they count differently. Majority and 3/4 votes count only the owners who vote. 80% and unanimous votes count every owner, so staying home works like a no. Pick your numbers to see which votes pass.
Majority vote
PassesNeeds 3 yes: more than 1/2 of the 4 votes cast.
Used for: The yearly budget (s.103) and common property changes for EV charging (s.71).
3/4 vote
PassesNeeds 3 yes: at least 3/4 of the 4 votes cast.
Used for: Bylaw changes, special levies, spending from the reserve fund, most common property changes.
80% vote
FailsNeeds 4 yes: at least 80% of all 4 votes, present or not.
Used for: Winding up the strata (s.272).
Unanimous vote
FailsNeeds 4 yes: all 4 votes, present or not.
Used for: Changing unit entitlement, amending the strata plan, bylaw changes before the 2nd AGM.
A meeting can only vote if it has quorum: 2/3 of the votes when there are fewer than 4 lots or fewer than 4 owners, 1/3 otherwise, unless the bylaws say something else (Act s.48). Under 10 lots, no court can override one owner who blocks a unanimous vote (s.52).

Questions
What is a 3/4 vote in a BC strata? +
A vote in favour by at least 3/4 of the votes cast by eligible voters who are present in person or by proxy and who do not abstain (Strata Property Act s.1). Owners who stay away or abstain are not counted.
How is an 80% vote different? +
An 80% vote needs at least 80% of the votes of all eligible voters, present or not (s.1). An owner who does not attend counts the same as a no. It is the vote used to wind up a strata (s.272).
What is a unanimous vote? +
A vote in favour by all the votes of all the eligible voters (s.1). One owner who says no, or does not vote, stops it.
Can one owner block a decision in a duplex strata? +
Yes. With 2 lots, a majority needs both votes if both vote, a 3/4 vote needs both, and the president has no tie-break vote (Standard Bylaws 18 and 27).
Can a court override one owner who blocks a unanimous vote? +
Only in a strata with 10 or more lots (s.52). Under 10 lots, no court override exists.
Does every strata lot get one vote? +
Yes, unless a Schedule of Voting Rights applies, which needs at least one nonresidential lot (s.53 and s.247). If co-owners of one lot disagree on how to vote, their vote is not counted (s.57).
