At least 14 days before the meeting. Act 757, Second Schedule para 12(1).
General meeting with a special or unanimous resolution
Send notice by Thursday, November 26, 2026.
At least 21 days before the meeting. Act 757 s. 2.
General meeting with a comprehensive resolution
Send notice by Tuesday, November 17, 2026.
At least 30 days before the meeting. Act 757 s. 2.
Committee meeting
Send notice by Thursday, December 10, 2026.
At least 7 days before the meeting. Second Schedule para 5(1).
The dates count calendar days back from the meeting. If you post the notice, add the mailing time your law or documents allow, and check whether your documents set a longer period.
Does the vote pass?
Ordinary resolution
PassesNeeds 3 yes out of the 4 votes cast.
Tenancy and management agreements, and most decisions. KPKT handbook.
Special resolution
PassesNeeds 3 yes out of the 4 votes cast.
Additional by-laws and extra insurance. Act 757 s. 2.
Unanimous resolution
FailsNeeds 4 yes out of the 4 votes cast.
Buying land outside the lot, or granting an easement. Act 757 s. 2 and s. 74(1).
Comprehensive resolution
PassesNeeds 3 yes out of all 4.
Share units of two-thirds of all owners, counted 60 days after the meeting. Act 757 s. 2.
