Fee Split and Reserve Calculator: South Africa

Split a small building's yearly budget by each owner's share, check the reserve against the legal minimum where South Africa sets one, and total a simple reserve plan.

Split the yearly budget

SectionParticipation quotaSharePer yearPer month
Section 125.00%ZAR 3,750ZAR 313
Section 225.00%ZAR 3,750ZAR 313
Section 325.00%ZAR 3,750ZAR 313
Section 425.00%ZAR 3,750ZAR 313

Levies follow each section's participation quota. The regulation does not say which rule applies at exactly 25%. Enter each owner's figure from the title documents; equal numbers give equal shares.

Is the reserve fund at least the legal minimum?

Enter last year's administrative fund contributions to see the minimum.

A simple reserve fund plan

List each shared item you will have to replace, today's cost and the years it has left. The yearly figure is the cost divided by the years, with no allowance for price rises or interest.

Columns: item, cost today (ZAR), years left.

The plan needs ZAR 4,542 a year. Your budget puts ZAR 3,000 a year into the reserve fund.

General information, not tax or legal advice. Tax rules and legal requirements change and depend on your specific situation. Confirm current rules with the Community Schemes Ombud Service (CSOS) and a South African attorney before making a decision.
