What Willoughby Heights is actually like

This is one of the longest sustained townhouse build-outs in the province. Whole streets went up as planned complexes rather than lot by lot, so the housing stock is unusually consistent: three storey townhouses, side-by-side garages, small private yards, and a shared amenity building in the larger developments.

The volume is the defining feature and it cuts both ways. With this many comparable homes on the market at once it is genuinely easy to tell whether a price is reasonable, which is not true in a neighbourhood with four listings. When you come to sell, you will be one of many.

Four bedroom homes are unusually well represented here. Builders had the width to spread out, so the floor plates are larger than anything you will find at this price closer to the core.

There is no rapid transit. The planned SkyTrain extension along Fraser Highway runs to Langley City, not to Willoughby Heights, so plan on driving.

Rapid transit

This is not a rapid transit neighbourhood. The nearest station is far enough that driving is the realistic assumption.

Distances are measured in a straight line from each listing to the nearest SkyTrain, SeaBus, or West Coast Express station, using coordinates published by TransLink. A straight line is not a walk: a station 400 m away across a rail cut, a river, or a highway can be a twenty minute journey. Check the specific address on a map before treating any of these numbers as a commute.

Is Willoughby Heights right for you

Works well if

  • Families who need four bedrooms and cannot reach them closer in at this price
  • Buyers who drive to work, particularly anywhere in the Fraser Valley or south of the Fraser
  • Anyone who wants a large sample of comparable homes to price against
  • First-time buyers wanting the full newly built home tax exemption within comfortable reach

Does not work if

  • Your commute is into Vancouver or Burnaby on a daily basis
  • You want to live without a car, which this area does not support
  • You want a home that is unlike its neighbours, since the stock here is deliberately consistent

Check before you offer

  • The strata fee and what it covers, which varies a lot between complexes here despite similar prices
  • Whether the complex has an amenity building, since that is most of the fee difference
  • The real drive time to your workplace at the hour you actually leave
  • How many other units in the same complex are currently listed, which tells you what you are competing with

Common questions

What does a newly built home cost in Willoughby Heights?

The median list price across 69 active newly built ground-oriented listings in Willoughby Heights is $989,800, at $552 per square foot for a median 1,745 sq ft. That compares to $561 across Langley as a whole.

Are homes in Willoughby Heights townhouses or half duplexes?

Of the 69 active listings, 47 are townhouses and 15 are half duplexes, with 7 row houses. 22 are freehold with no strata and 47 are strata. That mix decides whether you get a complex with a monthly fee or half a house with one neighbour.

Is Willoughby Heights a good place to buy a townhouse?

It has more newly built ground-oriented inventory than any other neighbourhood in the region, larger homes than anywhere similarly priced closer in, and the deepest set of comparable sales to price against. What it does not have is rapid transit, so it works well for people who drive and poorly for people who do not.

Will SkyTrain reach Willoughby Heights?

The Surrey Langley SkyTrain extension along Fraser Highway is planned to terminate in Langley City, which is a separate area from Willoughby Heights. Check the published alignment against the specific address rather than assuming the whole of Langley is served.

Why does Willoughby Heights have so many four bedroom homes?

Builders had wide lots to work with here, since the area was planned and built out as whole complexes rather than infilled one house at a time. That extra width shows up directly in the floor plate, which is why four bedroom layouts are unusually common at this price point.

Do you need a car to live in Willoughby Heights?

Yes. There is no rapid transit station in the area, and the SkyTrain extension planned along Fraser Highway ends in Langley City, a separate part of Langley. Anyone commuting to Vancouver or Burnaby daily should plan on driving or a long combined bus and train trip.

Is Willoughby Heights first-time buyer friendly?

It is one of the more workable places in the region for a first-time buyer, since the depth of comparable listings makes pricing easier to judge and it sits within reach of the newly built home property transfer tax exemption. It suits buyers who drive over buyers who need to be car-free.

What should you check before buying a Willoughby Heights townhouse?

The strata fee and what it covers, since fees vary a lot between complexes here despite similar list prices. Also check whether the complex has an amenity building, which is usually the biggest driver of that fee difference, and how many other units in the same complex are listed at the same time.

How current are these numbers?

They are recalculated from active MLS® listings every time the site is rebuilt, and were last measured on 2026-09-07. They describe what is on the market now, not what has sold.
