VanPlex is committed to transparency about the data we use. This page lists every data source, its licence, and the required attribution.
Important Notice
VanPlex is not an architectural firm, a municipality, or a government agency. We are a technology company that provides feasibility analysis and project coordination services for multiplex development in British Columbia.
The data presented on this site is sourced from publicly available municipal and provincial open data portals, licensed real estate data providers, and government publications. We do not claim ownership of government or third-party data.
All data is provided "as-is" for informational purposes. Users should verify information with the original source before making decisions. VanPlex makes no guarantee of accuracy, completeness, or currency.
About Open Government Licences
Most municipal and provincial data used by VanPlex is published under Open Government Licences (OGL). These licences grant a worldwide, royalty-free, perpetual, non-exclusive licence to use the data, including for commercial purposes, subject to attribution requirements.
The Open Government Licence – British Columbia (v2.0) is the provincial standard. Most BC municipalities have adopted this licence or a local variant with identical substantive terms.
Municipal Open Data
City of Vancouver
Commercial Use PermittedProperty zoning, land use designations, lot dimensions, and assessment data from the City of Vancouver Open Data Portal.
Contains information licensed under the Open Government Licence – Vancouver.
City of Burnaby
Commercial Use PermittedGIS parcel data including lot dimensions, zoning classifications, and assessment values from Burnaby’s Open Data portal.
Contains information licensed under the Open Government Licence – Burnaby.
Based on version 2.0 of the Open Government Licence – British Columbia.
City of Coquitlam
Commercial Use PermittedParcel data including lot area, zoning codes, lane access, and assessment values from Coquitlam’s Open Data portal.
Contains information licensed under the Open Government Licence – British Columbia.
Coquitlam has adopted version 2.0 of the Open Government Licence – British Columbia.
City of Kelowna
Commercial Use PermittedProperty data including lot size, zoning codes, assessment values, and Transit Oriented Area status from Kelowna’s Open Data portal.
Contains information licensed under the Open Government Licence – Kelowna.
District of North Vancouver
Commercial Use PermittedGIS datasets including parcel boundaries, zoning, and property attributes from DNV’s GEOweb open data portal.
Contains information licensed under the Open Government Licence – North Vancouver.
Based on version 2.0 of the Open Government Licence – British Columbia.
City of North Vancouver
Terms Under ReviewProperty zoning, OCP designations, lot area, and environmental data from CNV’s GIS system.
Data sourced from the City of North Vancouver.
The City of North Vancouver publishes GIS data through its CityMap application. No formal Open Government Licence has been identified for this data.
City of Richmond
Terms Under ReviewProperty data including lot area, zoning, RSM sub-zones, transit-oriented area status, and assessment values.
Data sourced from the City of Richmond.
Richmond publishes GIS data through its Richmond Interactive Map (RIM). No formal Open Government Licence has been identified for this data. Richmond’s terms are governed by a separate disclaimer document.
Provincial Data
BC Assessment
Commercial Use PermittedProperty assessment values (land, improvements, total) used for feasibility analysis and market comparisons. Assessment data published in the BC Data Catalogue is available under an open licence. Some assessment values are also embedded in municipal GIS datasets published by municipalities under their own open data licences.
Contains information licenced under the Open Government Licence – BC Assessment.
The Open Government Licence applies specifically to records published in the BC Data Catalogue. BC Assessment also offers commercial data licensing agreements for bulk data products.
Province of British Columbia – Standardized Housing Designs
Commercial Use PermittedThe 10 BC Standardized Housing Designs Catalogue concepts (renderings, floor plans, and specifications) referenced in VanPlex’s Design Guidelines section. These designs were created by Leckie Studio Architecture + Design and four partner firms under contract to the Province.

The design firms (Leckie Studio, BCollective Homes, Christine Lintott Architects, Carbon Wise Consulting, and Wiser Projects) are not affiliated with VanPlex. VanPlex provides a web-based presentation of the catalogue for informational purposes.
Province of British Columbia – Open Data
Commercial Use PermittedVarious provincial datasets including ParcelMap BC, zoning information, and legislative references used for property analysis across BC municipalities.
Contains information licensed under the Open Government Licence – British Columbia.
Real Estate Listing Data
Bridge Data Output (BCRES)
Commercial Use PermittedMLS listing data including active, pending, and sold comparable properties across British Columbia. Used for market comparisons and comparable sales analysis in proforma calculations.
Listing data provided by Bridge Data Output via the BCRES (British Columbia Real Estate Staging) feed.
VanPlex accesses MLS data through Bridge Data Output under a commercial API agreement. Data display complies with MLS/VOW (Virtual Office Website) rules.
Mapping & Geocoding
Google Maps Platform
Commercial Use PermittedGeocoding, mapping, and Street View imagery used for property location, mapping displays, and address lookup throughout the application.

Combined Attribution Statement
