What Are BC Standard Designs?

In 2024 the Province of British Columbia released 10 free standardized multiplex design concepts created by Leckie Studio Architecture and four partner firms. The designs cover seven SSMUH (Small-Scale Multi-Unit Housing) types and three ADU / laneway configurations. They give homeowners, builders, and municipalities a vetted starting point for new multiplex projects — reducing architectural costs, shortening permit timelines, and raising baseline design quality across the province.

Under BC's Small-Scale Multi-Unit Housing (SSMUH) legislation, all municipalities in BC with populations over 5,000 must allow multiplexes on lots previously zoned for single-family homes. Do I need an architect if I use a standard design? +
The BC standard designs are close to building-permit ready, but minor amendments are needed for your specific site conditions. You will need a local designer or architect to prepare site-specific drawings. For Part 9 SSMUH buildings (3 storeys or less), a registered architect is not always required -- a qualified building designer can prepare the drawings, though some municipalities may require a registered professional.

No. The BC provincial designs covered here are a separate program funded and released free by the Province of British Columbia. Some municipalities (e.g., Burnaby) run their own design libraries with separate licensing fees. The two programs are independent.
