Meet Dustan Woodhouse

Dustan Woodhouse is a Vancouver mortgage broker who started in the business in 2008. He signed up for the online mortgage broker course at 2:30 a.m. one night in 2007, finished it the next year, and has been a CMBA-BC member since April 2008.

Over his first ten years he personally funded 1,695 mortgages. He passed $100M in personal volume in three separate years, ranked in the top 20 Canadian brokers for seven years straight, and won Canadian Mortgage Professional Broker of the Year in 2017.

In 2019 he was named president of Mortgage Architects, a national brokerage. During his run there the network grew from roughly 1,300 agents to more than 2,000, and annual origination volume climbed from about $6B to $18B. He held the role through 2024.

He wrote the four-volume Be The Better Broker series, starting with Volume 1 in 2015. The books are training manuals for mortgage brokers and have hundreds of five-star reviews on Amazon. He now speaks, coaches brokers one-on-one, and hosts the annual Be The Better Broker summit in Vancouver.

Why work with Dustan

01

He has funded the hard files, not just the easy ones

1,695 funded mortgages over ten years means he has seen the awkward income mixes, the rental offsets, and the multi-unit deals that trip up first-time borrowers. A multiplex purchase or construction draw is the kind of file that benefits from someone who has closed thousands.

02

He understands investor and rental income

Dustan built his book on Vancouver buyers, including people financing properties for rental income. Multiplex deals lean on how a lender treats projected rents and existing tenancies, which is exactly the math he works in.

03

He trains other brokers

He wrote four books for mortgage brokers and ran a national brokerage. The person teaching the rest of the industry the scripts and underwriting steps is a useful person to have reading your file.

Frequently asked questions

Does Dustan still take individual mortgage clients?
After running Mortgage Architects from 2019 to 2024, his public work now centres on speaking, coaching brokers, and his Be The Better Broker training. Contact him directly to confirm whether he is taking new borrower files or can refer you to a broker he trains.
Why does broker experience matter for a multiplex purchase?
Multiplex and multi-unit financing depends on how a lender counts rental income, handles construction draws, and weighs the deal against your other obligations. A broker who has funded thousands of files knows which lenders say yes to these structures and how to package the application so it clears underwriting.
What are the Be The Better Broker books?
They are a four-volume training series Dustan wrote for mortgage brokers, starting with Volume 1 in 2015. They cover the day-to-day work of originating mortgages, the scripts, and the steps to take a file from first call to funded.
