How Richmond breaks down

Hamilton, Steveston North, Brighouse, McLennan North, and Saunders carry most of the inventory, and effectively all of it is townhouses. Richmond is the mirror image of Burnaby: smaller homes, higher strata fees, complexes rather than duplexes.

Flat ground is a real advantage that price tables miss entirely. There are no slopes worth speaking of, the streets are wide, and the cycling network is unusually good. For a family with young children or anyone with limited mobility that is worth more than a square foot count suggests.

Strata fees run above the regional median because the complexes are larger and carry more shared amenities. Check what the fee includes, as some Richmond complexes bundle water and hot water.

The Canada Line runs through the centre and north of the city to Richmond-Brighouse, with a branch to the airport. Hamilton on the eastern edge is well away from it, which is most of why it prices below the rest of the city.

Rapid transit

This is not a rapid transit neighbourhood. The nearest station is far enough that driving is the realistic assumption.

Distances are measured in a straight line from each listing to the nearest SkyTrain, SeaBus, or West Coast Express station, using coordinates published by TransLink. A straight line is not a walk: a station 400 m away across a rail cut, a river, or a highway can be a twenty minute journey. A dash means fewer than four active listings, which is too few to publish a figure for. Rows with four to seven listings show a range instead of a median.

Common questions

What does a newly built home cost in Richmond?

The median list price across 94 active newly built ground-oriented listings is $1,358,400, at $912 per square foot for a median 1,413 sq ft. That is 12% above the regional median per square foot.

Are there half duplexes in Richmond?

Very few. The newly built ground-oriented stock here is overwhelmingly townhouses in complexes. If a half duplex is what you want, Vancouver, Burnaby, and Surrey carry far more of them.

Which Richmond neighbourhoods have the most new homes?

Hamilton, Steveston North, Brighouse, McLennan North, and Saunders carry most of the inventory, and effectively all of it is townhouses rather than half duplexes.

Is Richmond flat and good for families?

There are no slopes worth speaking of, the streets are wide, and the cycling network is unusually good, which is a real advantage for a family with young children or anyone with limited mobility, even though it does not show up in a square foot count.

Are Richmond strata fees high?

Yes, above the regional median, because the complexes are larger and carry more shared amenities. Check what the fee includes, as some Richmond complexes bundle water and hot water into the monthly cost.

Is all of Richmond close to the Canada Line?

No. The Canada Line runs through the centre and north of the city to Richmond-Brighouse, with a branch to the airport. Hamilton on the eastern edge is well away from it, which is most of why it prices below the rest of the city.

Is Richmond a good choice for families with young children?

The flat ground and wide streets are a genuine practical advantage for young families and anyone with limited mobility, even though a square foot count alone will not show it. Weigh that against the higher strata fees typical of Richmond's larger complexes.

How current are these numbers?

They are recalculated from active MLS® listings every time the site is rebuilt, and were last measured on 2026-09-07. They describe what is on the market now, not what has sold.
