How Surrey breaks down

The city behaves as at least two separate markets. South Surrey, meaning Grandview Heights, Pacific Douglas, and the Cloverdale edge, prices well above North Surrey neighbourhoods like Bolivar Heights and Cedar Hills, and the northern homes are often larger.

Townhouse complexes dominate rather than the lot-by-lot infill you see in Vancouver, which is a consequence of land: larger parcels allowed whole developments rather than one-house replacements.

Four bedroom homes are far more available here than anywhere closer in. If a fourth bedroom is the constraint on your search, Surrey is where the data says to look first.

The Expo Line reaches Surrey Central, King George, Gateway, and Scott Road, and the planned Fraser Highway extension will change access unevenly. Most of the newly built inventory is not within walking distance of any of it.

Rapid transit

This is not a rapid transit neighbourhood. The nearest station is far enough that driving is the realistic assumption.

Distances are measured in a straight line from each listing to the nearest SkyTrain, SeaBus, or West Coast Express station, using coordinates published by TransLink. A straight line is not a walk: a station 400 m away across a rail cut, a river, or a highway can be a twenty minute journey. A dash means fewer than four active listings, which is too few to publish a figure for. Rows with four to seven listings show a range instead of a median.

Common questions

What does a newly built home cost in Surrey?

The median list price across 154 active newly built ground-oriented listings is $1,049,900, at $545 per square foot for a median 2,005 sq ft. That is 33% below the regional median per square foot.

Which part of Surrey has the most new ground-oriented homes?

Grandview Heights in South Surrey carries the largest count, with Sullivan Station, Cloverdale, and Fleetwood Tynehead following. North Surrey areas such as Bolivar Heights carry fewer listings but noticeably larger homes.

Is Surrey cheaper than Vancouver for the same home?

Substantially, and the Surrey home is usually larger as well. What you pay instead is travel time. This hub publishes both sides of that trade so you can weigh them against your own commute rather than against an average.

Is South Surrey pricier than North Surrey?

Yes. South Surrey neighbourhoods such as Grandview Heights, Pacific Douglas, and the Cloverdale edge price well above North Surrey areas like Bolivar Heights and Cedar Hills, and the northern homes are often larger for the money.

Does Surrey have SkyTrain access?

The Expo Line reaches Surrey Central, King George, Gateway, and Scott Road, and the planned Fraser Highway extension will change access unevenly across the city. Most of the newly built inventory is not within walking distance of any current station.

Where in Surrey can you find a four bedroom home?

Far more easily than closer to the core. Four bedroom homes are far more available in Surrey than anywhere closer in, so if a fourth bedroom is the constraint on your search, this is where the data says to look first.

Are Surrey homes mostly townhouses or half duplexes?

Townhouse complexes dominate rather than the lot-by-lot infill seen in Vancouver, a consequence of larger parcels of land that allowed whole developments rather than one-house replacements.

How current are these numbers?

They are recalculated from active MLS® listings every time the site is rebuilt, and were last measured on 2026-09-07. They describe what is on the market now, not what has sold.
