Meet Lightwell Homes

Lightwell Homes is a Vancouver developer and builder that turns single-family West Side lots into small townhome multiplexes. The firm is run by four partners: Jonathan Ames, Eric Wong, Randy Cheng, and James Livingstone.

Their current lineup is seven named projects, all on Vancouver’s West Side. Willa is five townhomes at 950 West 57th Avenue in South Cambie. Ansoku is six homes (three detached, three duplex-style) near West 33rd and Granville in Shaughnessy, with units from about 1,476 to 1,682 square feet. Solin and Laurel are in Oakridge, Carolin is a three-home build in Fraser/Main, Wallace is a six-home project in West Dunbar, and Edwyn is on Main Street. Across the seven, the firm lists 36 homes.

Lightwell handles acquisition, design, build, and sales together rather than splitting the work across separate firms. Jonathan Ames, a partner, also runs a real estate practice that buys the lots and sells the finished homes. Several projects were marked now selling for 2026 completion as of mid-2026, with Ansoku targeted for fall 2026 and Willa for summer 2026.

The firm sells out of a dedicated presentation centre it calls The Atelier, at 1666 W 8th Ave in Vancouver, which doubles as its office. Buyer amenities on projects like Ansoku include private patios or rooftop decks, EV-ready parking, bike storage, and a dog wash station.
