Meet Naikoon Contracting

Naikoon Contracting is a North Vancouver custom-home builder and high-performance general contractor. The original Naikoon was founded by Terry Geluch in 1980 in Masset, BC. Joe Geluch bought the name and relaunched the practice in North Vancouver in February 2010, so the current firm has been running about 16 years.

In 2024 Naikoon was named Custom Home Builder of the Year by both the Homebuilders Association of Vancouver (the HAVAN Awards) and the Canadian Home Builders’ Association of BC (the Grand Georgie Award). It picked up ten Georgie nominations that year across different house styles and budgets.

The firm builds to Passive House and Net-Zero standards and uses cross-laminated timber (CLT) on larger projects. Named work includes the Bird’s Wing Passive House, which won a SABMag Canadian Green Building Award, the McHardy Net-Zero Home, and a Passive House duplex done with One Seed Architecture. Beyond houses, Naikoon has built community centres and commercial projects across Western Canada.

President Joe Geluch was given a 2023 Professional Achievement Award at the Building Transformations Innovation Spotlight Awards. Under him the company adopted virtual design and construction (BIM) and offers full construction management as well as general contracting.

Why work with Naikoon

01

Built for high-performance multiplex

Naikoon already builds Passive House and Net-Zero duplexes, including a Passive House duplex with One Seed Architecture. That envelope and air-tightness experience carries directly into a 3- to 6-unit multiplex aiming for Step Code 4 or 5.

02

Mass timber on larger units

The firm uses cross-laminated timber on bigger projects. For a stacked multiplex, CLT can speed up framing and give you better fire and acoustic separation between units.

03

Construction management option

Naikoon offers both general contracting and construction management, plus BIM coordination. On a multi-unit job that means earlier cost certainty and tighter trade scheduling.

Frequently asked questions

Does Naikoon build multiplexes, not just single custom homes?
Yes. Alongside single-family custom homes they have built multi-unit work, including a Passive House duplex with One Seed Architecture, and they take on community and commercial projects. Their high-performance envelope work applies directly to a 3- to 6-unit multiplex.
What makes Naikoon a fit for an energy-efficient multiplex?
They build to Passive House and Net-Zero standards and use CLT mass timber on larger projects. That matters in BC where the Energy Step Code pushes new multiplexes toward higher air-tightness and lower energy use.
Where is Naikoon based and where do they work?
They are based at #302-350 Esplanade East in North Vancouver and work across Metro Vancouver, with projects elsewhere in Western Canada.
