Meet David Notary

David Watts is a notary public in downtown Vancouver. He earned a Bachelor of Commerce from UBC majoring in Urban Land Economics, completed the Notary Public Education Program, and received his commission to practice in May 2006. He runs David Watts Notary Corporation at 1412-675 West Hastings Street.

He handles residential real estate work: purchases, sales, transfers, mortgage registration, and refinancing. For strata properties he prepares Form F certificates and adjusts strata fees at closing. He also prepares wills, powers of attorney, and representation agreements, and provides notarizations and certified true copies.

Watts has served on the Board of Directors of the Society of Notaries Public of British Columbia since 2011. He was President from October 2021 to October 2023, and he has sat on the Notary Foundation of British Columbia Board of Governors since 2013, chairing it from 2019 to 2021. The Society has also selected him as a mentor for new notaries in the education program.

He earned the Certified Seniors Advisor designation in November 2007. The Georgia Straight named David Watts Notary Corporation "Best Lawyer/Notary to use when Buying/Selling Real Estate" in its Best of Vancouver readers' poll across multiple years (2009 through 2014).

Why work with David Watts

01

Conveyancing is the bulk of the work

Multiplex deals turn on clean title, correct Form A transfers, and mortgage registration with the Land Title and Survey Authority. Watts has prepared these documents and managed closing funds since 2006.

02

Strata-ready

If a multiplex is stratified, each unit transfer needs a Form F and fee adjustments at closing. Watts handles strata conveyancing directly, so the paperwork for a unit sale or purchase is in one office.

03

Known to the profession

He has sat on the Society of Notaries Public of BC board since 2011 and served as its President. That is a useful signal when you are trusting someone with closing funds and title registration.

Frequently asked questions

Can a BC notary handle a multiplex purchase or sale, or do I need a lawyer?
A BC notary can handle most residential real estate conveyancing — transfers, mortgages, and refinancing. For straightforward purchases and sales, a notary does the same closing work as a lawyer. If your deal has a dispute, complex financing, or litigation risk, you would use a real estate lawyer instead.
What does David Watts do at closing for a property transfer?
He prepares the Form A transfer, reviews and registers the mortgage, verifies title, manages the transfer of funds between parties, and registers the title change with the Land Title and Survey Authority. For strata units he also prepares the Form F and adjusts strata fees.
