Meet Refresh Law

Refresh Law is a Burnaby firm that handles strata, landlord-tenant, and real estate disputes for clients across British Columbia. Oscar Miklos started it in 2020 after several years practising housing law at a North Vancouver firm. He was called to the Law Society of BC in 2014 and the Barreau du Québec in 2013, and holds an LL.B. and BCL from McGill University.

The firm focuses on three areas: strata corporations and strata homeowners, residential landlords and tenants, and property disputes between buyers, sellers, realtors, contractors, and neighbours. Day-to-day work includes drafting and updating strata bylaws, collecting strata debt, resolving strata disputes, representing landlords at the Residential Tenancy Branch, and handling evictions.

The team runs to seven lawyers plus paralegal and administrative staff. Miklos also founded and edits HousingGuide.ca, a free reference site on strata, tenancy, and property law in BC. The firm belongs to CHOA, VISOA, and LandlordBC.

Refresh Law works from a low-overhead virtual office and bills hourly with a task-by-task breakdown, offering fixed-fee pricing where the work suits it. For a multiplex project, that matters when you need strata documents drafted, a tenancy cleared before construction, or a purchase dispute resolved.

Why work with Refresh

01

Strata setup for new multiplexes

A new multiplex with separate strata lots needs bylaws and strata documents drafted from scratch. Refresh Law drafts and updates strata bylaws and advises strata councils and homeowners, which is the core of their practice.

02

Clearing tenancies before you build

If your site has existing tenants, you need the eviction handled correctly under the Residential Tenancy Act. The firm represents landlords at the Residential Tenancy Branch and handles tenant evictions, including landlord RTB responses.

03

Purchase and neighbour disputes

Refresh Law handles real estate disputes involving purchasers, sellers, realtors, contractors, and neighbours, which covers the title, boundary, and contract issues that come up when assembling or selling a multiplex site.

04

Cost visibility

The firm bills hourly with a detailed task-by-task breakdown and offers fixed-fee pricing where the work suits it, so you can budget specific pieces of legal work instead of facing an open-ended bill.

Frequently asked questions

Does Refresh Law set up strata bylaws for a new multiplex?
Yes. Drafting and updating strata bylaws for strata corporations and homeowners is one of the firm's core services, which is the kind of work a new multiplex with separate strata lots needs.
Can they help evict a tenant before construction starts?
Yes. The firm represents residential landlords at the Residential Tenancy Branch and handles tenant evictions under BC tenancy law. Get advice early, because the Residential Tenancy Act sets specific notice rules and timelines.
How do they charge?
They bill hourly with a task-by-task breakdown and offer fixed-fee pricing where the work suits it. Ask which parts of your matter can be quoted as a flat fee before you start.
