Meet Yoshida Notary Public

Yoshida Notary Public is a downtown Vancouver notary office at 212 – 938 Howe Street, on the corner of Howe and Smithe. Curtis Yoshida (full name Haruo Curtis Yoshida) founded the firm in 2009.

Before he became a notary, Curtis spent nine years as a senior financial advisor at a major Canadian chartered bank and four years as an account manager at an international trading firm. He works in both English and Japanese.

The office handles the notary side of buying, selling, and refinancing property: conveyancing, title transfers, mortgage registration, and Property Transfer Tax filings. It also prepares wills, powers of attorney, affidavits, apostilles, and certified true copies. Same-day appointments, walk-ins, and mobile visits are available.

Yoshida Notary rates 4.7 stars across more than 100 Google reviews. The firm also publishes a free BC Property Transfer Tax calculator in English and Japanese that builds in the First-Time Home Buyer and Newly Built Home exemptions.

Why work with Yoshida

01

Handles the closing paperwork on standard multiplex deals

For a straightforward purchase or sale, a BC notary can do the conveyancing, register the mortgage, and file the Property Transfer Tax. Yoshida has done this on thousands of residential files since 2009.

02

Knows the PTT math before you sign

The office runs a free BC Property Transfer Tax calculator with the First-Time Home Buyer and Newly Built Home exemptions built in, so buyers see the tax figure early instead of at closing.

03

Bilingual service for Japanese-speaking buyers

Curtis works in both English and Japanese, which matters for overseas or Japanese-speaking buyers who want the contract and registration explained in their own language.

04

Same-day and mobile options for tight timelines

The office takes walk-ins, offers same-day appointments, and will travel to sign documents when a closing date is close.

What clients say

"had a fantastic experience here. I called ahead, showed up without an appointment, and was helped right away."

Frequently asked questions

Can a notary handle a multiplex closing, or do I need a lawyer?
In BC a notary public can do the conveyancing on a standard residential purchase, sale, or refinance, including registering the mortgage and filing Property Transfer Tax. If the deal involves a dispute, complex financing, or contract drafting beyond a standard transfer, a real-estate lawyer is the better fit. Yoshida focuses on the standard conveyancing side.
How early should I bring my deal to the notary?
Send the contract and lender details as soon as your offer is firm. That gives the office time to order title, prepare the statement of adjustments, and confirm your Property Transfer Tax figure before the signing appointment.
Do you work in Japanese?
Yes. Curtis Yoshida is fluent in English and Japanese and can walk Japanese-speaking buyers and sellers through the contract and registration documents.
