Meet Smythe LLP

Smythe LLP is a CPA firm founded in 1980, with offices at 475 Howe Street in downtown Vancouver and in Langley. The firm handles accounting, tax, and advisory work for both private and public companies.

Smythe has run a real estate and construction practice since the firm started. Its clients in that group have ranged from construction companies and high-rise developers to corporate landlords and investment funds. Named clients include Aquilini Development, Concert Properties, Devonshire Properties, and Cristall Group. The firm describes a relationship with the Aquilini Group going back more than four decades.

For a development project, the firm works on business structuring across corporations, partnerships, and joint ventures; pro-formas, budgets, and cash-flow analysis on real-estate portfolios; acquisition and sale advisory; and financial reporting under ASPE and IFRS. It also handles intergenerational transfer planning for property held in corporations and represents clients with the CRA and provincial tax authorities.

Smythe is a member of Allinial Global, an international association of independent accounting firms, which extends its reach for cross-border tax and larger engagements.

Why work with Smythe

01

Set up the ownership structure before you build

Smythe structures development entities across corporations, partnerships, and joint ventures. For a multiplex, the holding structure you pick at the start affects GST, capital gains, and how partners split returns, so it pays to decide before construction.

02

Pro-formas and cash flow they do every day

The real estate group builds pro-formas, budgets, and cash-flow analyses on real-estate portfolios as core work. That is the same modelling a multiplex project needs to size financing and check whether the numbers hold.

03

Tax authority representation

Smythe represents clients with the CRA and provincial tax authorities. On a build, GST/HST treatment and the sale-vs-rent decision both create tax exposure where having the firm respond on your behalf matters.

Frequently asked questions

Is Smythe too big for a single multiplex project?
Smythe works with private companies and individual property owners, not only large developers. The firm describes its real estate clients as ranging from start-ups to established companies. A small multiplex partnership can engage them for structuring and pro-forma work.
What does Smythe handle that a regular accountant might not?
Development-specific work: choosing the ownership structure, GST on new construction, cash-flow modelling on a property portfolio, and intergenerational transfer of corporately-held property. They have run a real estate and construction practice since 1980.
Where are their offices?
Two BC locations: 475 Howe Street in downtown Vancouver and 88 Avenue in Langley. Both are open 8:30am to 5:00pm, Monday to Friday.

Call the Vancouver office at (604) 687-1231 to discuss structuring a multiplex project.
