Meet CoreVal Homes
CoreVal Homes is a Coquitlam custom and multiplex builder. In December 2024, Guthrie Residential Builders Inc. acquired the firm; Gordie Guthrie, a licensed contractor and third-generation design builder, runs it as founder and CEO and also serves as CEO of Guthrie Residential Builders.
The company works as a design-build shop, handling architectural design, zoning and feasibility analysis, municipal permit applications, construction management, and delivery under one roof. Its residential scope includes custom single-family homes, laneway homes and coach houses, backyard studios and garden suites, secondary and basement suites, SSMUH multiplex (duplexes, triplexes, fourplexes), infill, and teardown rebuilds.
CoreVal builds under Coquitlam's Bill 44 small-scale multi-unit housing rules, which the city adopted on June 9, 2025 and which allow up to four units on most single-family lots. The firm is a BC Housing licensed residential builder and provides 2-5-10 warranty coverage through Pacific Home Warranty.
The team lists 12 people, including president David Bond, VP finance Christina Guthrie, executive VP Sam Salama (stated 20-plus years in construction and operations), and director of architectural design and permitting Jaqueline Cruz. CoreVal is a member of HAVAN and CHBA BC and holds a BBB accreditation and RenoMark certification.
Credentials
Why work with CoreVal
01
Design, permits, and build in one shop
CoreVal handles architectural design, zoning and feasibility analysis, municipal permits, and construction management itself. For a multiplex, that means one team carries the project from the SSMUH feasibility check through permit approval to the finished four-plex, instead of handing off between separate designers, expeditors, and builders.
02
Stated SSMUH and multiplex scope
The firm names duplexes, triplexes, and fourplexes as part of its work and builds under Coquitlam's Bill 44 rules adopted in June 2025. Laneway homes, coach houses, secondary suites, infill, and teardown rebuilds are also listed, so a single lot can be redeveloped without changing builders.
03
Licensed and warranted
CoreVal is a BC Housing licensed residential builder and registers its homes for 2-5-10 warranty coverage through Pacific Home Warranty. It also holds BBB accreditation and RenoMark certification and is a member of HAVAN and CHBA BC.
