Meet Bennett Land Surveying

Bennett Land Surveying traces its work in British Columbia back to 1970. The current firm formed in 1987, when Neil Bennett bought Miller Engineering Surveys Ltd. (a four-person shop) from George Miller. It has grown to 11 offices and more than 60 staff.

The head office is at 275 Fell Avenue in North Vancouver and serves Vancouver and the rest of the Lower Mainland. Patrick Korabek, BCLS, CLS, is the owner and president. He was commissioned as a BC Land Surveyor in 2000 and has been with the firm for over 30 years.

Every surveyor at Bennett is a member of the Association of British Columbia Land Surveyors (ABCLS). The firm produces the survey documents a multiplex project needs: strata plans, air space plans, subdivision plans, building location certificates, construction layout, topographic surveys, and as-built surveys.

Work ranges from single-lot surveys for homeowners to large residential and commercial projects in the Lower Mainland. The firm also uses drone surveying and 3D scanning for site capture.

Strata and air space plans for multiplex

A multiplex sold as separate units needs a strata plan or air space plan registered at the Land Title Office. Bennett prepares both, along with the subdivision plans some sites require before development.

Bennett stakes building corners and setbacks during construction and produces building location certificates and as-built surveys for permitting and final occupancy.

Do I need a land survey for a multiplex project in Vancouver?
Yes. Most multiplex sites need a topographic survey for design, a building location certificate during permitting, and construction layout to stake corners and setbacks. If the units will be sold separately, you also need a strata plan or air space plan registered at the Land Title Office.
What is the difference between a strata plan and an air space plan?
A strata plan divides a building and its land into individually owned units with common property, which is the usual route for a multiplex sold as separate homes. An air space plan divides a site by horizontal and vertical layers, often used to separate residential from commercial or to split a development without a strata corporation. Bennett prepares both.
